Job Summary

Taking each appraisal report from raw data to a near-complete draft — pulling comps, organizing data, building out the report in the appraisal software — until it’s reviewed, finalized, and ready to sign. That’s the job.

The right candidate already understands appraisal workflow. You don’t need to have done this exact role before, but you need to know how appraisal reports work — the structure, the comps, the adjustments. Training on the specific process will be provided, but the fundamentals need to already be there.

This is a full-time, long-term position. Once past onboarding, the expectation is to work independently with minimal hand-holding. If constant direction is something you rely on, this probably isn’t the right fit.

Key Responsibilities

  • Work assignments from intake to near-complete draft report using Total by À La Mode
  • Pull comparable sales (comps) from MLS and other data sources
  • Support comp selection process with an understanding of which comps are appropriate vs. inappropriate
  • Prepare and format residential appraisal reports (1004, 1073, etc.)
  • Assist with commercial appraisal report production where applicable
  • Organize and manage workfile documentation
  • Track orders, deadlines, and report statuses
  • Handle administrative tasks: scheduling, reminders, data entry, correspondence as needed
  • Maintain strict confidentiality of all appraisal data and client information in compliance with USPAP guidelines

Mandatory Requirements (Non-Negotiables)

  • Hands-on experience with Total by À La Mode — MUST
  • Understanding of the difference between pulling comps and selecting comps — MUST
  • Prior experience as an appraisal VA working directly with a US-licensed appraiser — MUST
  • Awareness of USPAP confidentiality requirements — MUST
  • Ability to work US Central Time hours (graveyard shift) — MUST
  • Excellent written and verbal English — MUST
  • Highly reliable, detail-oriented, and capable of following specific workflows precisely — MUST
  • Must be willing to sign an NDA before starting — MUST

Preferred / Bonus Skills

  • Experience with both residential AND commercial appraisal reports — strongly preferred
  • Familiarity with MLS platforms (Texas or US market)
  • Experience with additional appraisal software (ACI, SFREP, or similar)
  • Prior experience working with an independent (solo) appraiser

Work Schedule

\- Type: Full-time — 190 hours/month

\-    Days: 5 days/week, preferably Monday–Friday; flexible on specific days (no Sundays)

\-    Hours: 8:00 AM – 4:00 PM Central Time (graveyard shift for the VA in the Philippines)
